Featured Project - Micheldever Road SE12

In September 2017, the owners of this elegant, yet dated property in Hither Green, appointed us to design a loft conversion and rear extension at their home. They specifically wanted two bedrooms as well as bathroom space in the loft, and a light and airy kitchen/dining/living area overlooking the new landscaped garden at the rear of the house.

 

For both elements there were design constraints. For the loft conversion, with the property being in the Lee Manor Conservation Area, planning requirements meant there could be no roof lights to the front elevation, and that the dormers at the rear had to adhere to strict planning stipulations. For the rear extension, planning dictated a shallow roof pitch and also the use of highquality materials, with zinc being specifically what was used.

 

A key feature of the brief, that the extension be light and airy, was fulfilled with the inclusion of three huge roof lights, and, with an internal floor space to the extension of 32m2, the glazing in the roof totals 27 m2.

 

Planning consent for the loft was granted in February 2018, with the extension approval being given in March. Work on site commenced in Summer 2018.

 

One significant challenge was that the loft required an extensive steel structure to support the conversion, importantly, this structure had to be fully concealed within the fabric of the building. In the extension, another challenge, concerning the amount of glass that was used to meet the brief meant we had to improve thermal insultation qualities elsewhere, in order to ensure compliance and also to guarantee comfort within the property.

 

In addition to a fully landscaped rear garden and new driveway and garden scheme at the front, the house was thoroughly refurbished and renovated internally throughout. A stunning new family bathroom was included on the first floor whilst the loft benefits from a shower and separate wc, both cleverly designed within the space. In addition, the loft fulfils the brief offering two double bedrooms both with dormers giving views over the rear garden. The home reflects the lifestyle of its owners, including a separate dressing room connecting to the master bedroom as well as two luxurious reception rooms, a downstairs cloakroom and separate utility room in addition to the extended rear kitchen/living space on the ground floor.

 

Throughout, the property is a thoroughly upgraded and modern house behind the scenes, with features such as underfloor heating and some home automation. Outwardly, its appearance architecturally is of a late C19th period building.
